This weekend some of the BEST Colorado craft breweries are setting up stands here in the Town of Vail; pairing adventure with Colorado brews!

From pop up seminars discussing barrel aged brews as well as grapes versus grains the Vail Craft Beer Classic engages Colorado brew lovers with exciting events, talks and fun the entire weekend! Tomorrow at 10AM for Father’s Day the Swiss Chalet at Sonnenalp  hosts a Father’s Day Brunch; celebrating Dad’s!  Treat dear ol’ Dad to a delicious brunch complemented with a selection of breakfast beers, beermosas, Titos Bloody Marys and breathtaking mountain scenery. Being a Colorado mover and shaker myself I am itching to see snow fall and get on top of the mountain; thankfully The Bookworm over in Edwards Riverwalk keeps me creative and intrigued with their long list of fun free to-do’s…

The Bookworm not only is conveniently located near across the street to our Gateway Real Estate office in Edwards but they share many options for tasty healthy eats as well as ‘keep you going’ drinks like their americano which is my personal favorite.

It’s about that time when awaiting snow dusted mountains here in Vail Valley! Winterizing your home saves you time, money and helps keeps you and your family organized as the busy snow season is on its way.  Here in beautiful Colorado we are blessed that the sun keep us warm on top the mountains; when pulling out the winter accessories and gear from your closets keep in mind these easy preventative measure ideas for seasonal organization and keeping more of your money in your pocket!

-Lower your water heater’s temperature

Conventional water heaters are typically set at 140 degrees Fahrenheit, but most households only need a setting of 120 degrees to be comfortable.  Check your water heaters and lower them to 120 degrees!

-Put up some plastic

For just a few dollars, pick up a window insulation kit at your local hardware store. Adding a buffer against drafts and extra still air space can give a nice boost to your homes ability to hold heat. When properly installed window plastic is essentially invisible.

-Run fans in reverse

Counter-clockwise rotation produces cooling breezes and clockwise rotation produces warmer air. Giving air that is pooled near the ceiling circulation back into the living space-cutting your heating costs as much as 10%!

-Change furnace filters

Dirty filters restrict airflow and increase energy demand.  It may be easy to forget but it’s important to replace or clean furnace filters once a month during the heating season.

Good morning and welcome to the last weekend in October!

Following are the stats provided on the Vail Valley MLS this morning…

NEW LISTING – Six new, 3 residential, 2 land, & 1 rental, pricing range from $2900-/mo to $999K.  Listings are in several areas, call for details.

PRICE REDUCTIONS – There are only two decreases from list price, one of $24,100- on a residential, & a price drop on a commercial building lease, call for details.

UNDER CONTRACT – Five properties have come UNDER CONTRACT with pricing ranging from $233,100 to $829K with one of those a partial ownership for $169K.

Finally, the SOLDS, Eleven new owners in the Valley. These SOLDS were purchased for $280K – $1.565M.  They are located in Avon, Edwards, Eagle, & Gypsum.

I summer

Why do we call this wonderful time of year Indian Summer? There are many theories, “Indian Giver” is one of the better known sources for this term.

Indian Summer refers to very unseasonable warm and dry weather in late Autumn. There is usually a cold spell with frost preceding this most pleasurable time of year, which lures many into pondering what Winters blustery days might bring! Instead, much to our satisfaction, Indian Summer creeps in, giving us one last opportunity to savor the fading impressions of Summer…Never quite knowing if this magical time will be snatched away in an instant, much like the reputation of an Indian Giver!

Indian Summer here in the Vail Valley usually continues into mid-November, which means there’s still plenty of time left to get out there and take in the beauty that surrounds us!

Buckle up if you’ve been on the ride that is the real estate market here in Vail Valley…

Currently the market is hot here! Fairly, and honest priced homes are moving faster then ever right now. The crucial key to these homes moving is pricing! 

Down valley have generated more sales then surrounding area such as Beaver Creek, Edwards, Avon etc (up Valley). The Eagle market, along with the rest of the Down Valley is as busy as it’s been in years. The idea is that when the home is priced right, it will sell. Reason for such activity is that homes priced in the $500,000.00 are being sold quick simply  there is not enough inventory in that price range.

Long time local realtors here in the Valley are expressing that while homes are selling there still seems like the need for more housing opportunites. Offering a diversity for potential home owners makes for more colorful communities here.

Good morning, here is what is showing up in the Vail MLS STATS this morning…

SOLDS – 13 properties have closed and now have new owners, 12 residential ranging in price from $177K in Leadville to $9.375M in Vail.  One vacant parcel in Red Cliff has sold for $220K.

As for UNDER CONTRACT, there are 10 Listings which offers presented have been accepted and now will continue through the process and likely become solds.  All are residential and they range in Listed Price from $315K to $3.795M.

PRICE REDUCTIONS number only 3, two have decreased the asking/Listing price by $20K and another by $8K.

Finally, NEW LISTINGS on the market are a huge, 1.  It’s one you may want to see, a $2.265M in Vail!
