Jason Peters
Jason grew up in Longmont, Colorado.  He attended the University of Colorado, graduating in 2004 with a degree in Communications.  Preferring a balanced life, he moved to Vail in 2006 with no intention of leaving.  Starting in ski shops, Jason worked into several marketing positions in the valley, allowing him to work with the Birds of Prey World Cup and ESPN X-Games. As his family grew, he wanted to spend more time at home.  Utilizing his experience, he turned to a career as a business broker.  It was only natural that he expanded into luxury real estate.  Jason is married with a son, daughter, and yellow lab.   In his free time, you can find him on the mountain snowboarding, in a river fly fishing, or golfing. Bob Essin
Bob moved to Vail in 1990 and began his exciting career in real estate. He was an Administrative Director of Cheley Colorado Camps in Estes Park, Colorado, where he met his now wife Dara. Located near Avon, Beaver Lakes is a roughly 4.8 mile moderate hike. The trail offers a number of activity options and is best used from June until October. So now is a great time for YOU to get out there and check it out for yourself! Also, dogs are welcome but encouraged to stay on leash!

The water is refreshing and if you’re lucky, you may just see some wildlife grazing!

Easter Eggs

The Egg Hunt returns to Harry A. Nottingham Park in Avon on Saturday, April 15th from 10:00 am – 12:00 noon.  Families are invited to participate in this free community event, which includes a coloring contest, jelly bean guessing game, kids mountain bike course, a balloon artist and the Avon Bunny.

Thousands of eggs will be filled with toys and candy.  The hunting of eggs will be organized by height and participants will be checked in at the Town of Avon tent for their wrist bands.  There will be three Egg Hunts and the children 3 years and under will have their own special area with their own bouncy house and Egg Hunt.

Wild flowers

The Real Estate Market finished strong in 2016 according to Land Title Guarantee Company.  There were 2,048 sales in 2016 which was a 1% decline from 2015.  The total sales volume was $1,957 billion which was also a 1% decline from 2015.  Eagle County has not exceeded $2 billion in a year since 2008.

Inventory remains fairly low especially in the price of $1 million or less and most buyers are local residents.  There is roughly a 6 month inventory in the $1 million or less priced homes which is a sign of a balanced market.  The most expensive home sold in Vail for $23 million which closed in January.  It was on the market for approximately 2 years.  The highest priced overall sale was $121 million which was the Four Seasons Vail.  The average price of a residential sale in Eagle County was $970,184.  Vail Village had the highest price per square foot for a single family home at $1,786 and the state with the most buyers came from Texas.

Having a well maintained and functional mudroom is essential when living here in the High Country. When every season is a “play” season residents seem to accumulate A LOT of gear and clothing, with a well kept mudroom you can easily get to your go – to seasonal accessories without creating too much clutter!

Initially setting up your mudroom with barriers or compartments that distinguish storage areas so you can easily stash your wet boots, ski jackets, hiking gear or whatever seasonal accessories desired.

Cubbies, coat hooks, or even storage bins can be used to help separate mudroom gear and make it easy for your family or guests to get to what they need without shuffling around.

As the gateway into your home a mudroom can be stylish as well as a functional storage space! Blending themes you already have in your home into your mudroom keeps nice, well balanced consistency. However, giving your mudroom a different splash of style is also exciting; brightening the space with a little paint and a few other updates such as new boxes or baskets, you and your family will be re-energized to stay organized!

Maximizing space by layering your storage compartments makes for an efficient mudroom and optimal space for storing gear. Such as; on top of a locker like set up purchase small baskets or boxes to hold stray items. Place those boxes above your head but still within reach (like the above image!).

Alos, encourage guests to slip off their shoes to come into your cozy home by leaving a basket of slippers in the space.

Property Tax notices will be going out this month and will reflect an increase after Eagle County voters approved four separate taxes increases in 2016.  The four property tax increases this year include:  Eagle County School District, Eagle County Ambulance District, Eagle River Fire Protection District and Gypsum Fire Protection District.

Your property tax increase will depend on where your property is located.  Everyone in the Eagle River Valley from East Vail to Dotsero pay the tax increase for the schools and the ambulance district.  The tax increase for the Eagle River Fire Protection District will be paid by property owners from Tennessee Pass to Wolcott and areas north and south inside that district.  They will also pay the increased school taxes and ambulance district taxes.  The Gypsum property owners will pay the increased school taxes and ambulance district taxes along with the Gypsum Fire District taxes.

Under Colorado’s tax structure, residential property is taxed at 7.9 percent and Commercial property is taxed at 29 percent.  The commercial property owners will pay considerably more in property taxes.

Property values continue to rise but your residential property tax rates will not go up more than the 2017 increase.  According to Mark Chapin, Eagle County assessor, your residential property tax rates may decrease and here is why:  Under Colorado Gallagher Amendment, residential property taxes are limited to 45 percent of all property taxes in Colorado.  Every other kind of property covers the other 55 percent.  To keep that equation balanced, residential property tax rates will likely decline in 2018, according to Mark Chapin.

It seems like every season here in colorful Colorado is construction season… Well, no more for this year here in Vail!

Winter season visitors can expect a quicker route to Vail mountain with now two lanes available on the North and South Frontage roads here in Vail.  Drivers and motorcyclists please be mindful that this area; although halted construction – is still considered a construction zone so adjust your speed accordingly.  Now there is still work to be done here however construction crews are feeling well accomplished with their work and are determined to finish strong next Spring installing and creating more roundabouts, lighting elements, and curbs. And those that commute into the Town of Vail via Vail Transit – Winter schedules are in session!

On Monday-November 14th, you will be lucky enough to experience a front row seat to the largest Super Moon since 1948! A Super Moon or Perigee Moon appears to balloon up to 14% larger than an Apogee full Moon (traditional moon) and beams up 30% brighter!

November 25th, 2034 will be your next opportunity to witness this spectacular gift of nature, so be sure to savor this moment. The best way to see this interstellar stunner is in a dark, open area, but, if you would like to add some bigger then life illusions to your experience, catch the moon as it rises along the horizon! It will appear even more magnificent!

The moons’ peak will be at 6:52 am on Monday morning, not to worry, that does not mean that it won’t be brilliant that evening, you might even need to wear your sunglasses!

Good morning and welcome to the last weekend in October!

Following are the stats provided on the Vail Valley MLS this morning…

NEW LISTING – Six new, 3 residential, 2 land, & 1 rental, pricing range from $2900-/mo to $999K.  Listings are in several areas, call for details.

PRICE REDUCTIONS – There are only two decreases from list price, one of $24,100- on a residential, & a price drop on a commercial building lease, call for details.

UNDER CONTRACT – Five properties have come UNDER CONTRACT with pricing ranging from $233,100 to $829K with one of those a partial ownership for $169K.

Finally, the SOLDS, Eleven new owners in the Valley. These SOLDS were purchased for $280K – $1.565M.  They are located in Avon, Edwards, Eagle, & Gypsum.
