Vail real estate

The latest county-wide real estate appraisal found the total market value of Eagle County real estate jumped 12.9 percent, with residential value jumping 11.4 percent compared to the last appraisal numbers from 2015.  According to Eagle County Assessor Mark Chapin, our real estate values are back to where we were pre-recession.  Our market has recovered.

Residential property values are around $1 billion more than the pre-recession peak, with residential property valued at $31.24 billion in 2009 and $32.39 billion in 2017.  The biggest increases are in Gypsum and Eagle where the affordable housing is supposed to be.  If you can find something between $250,000 and $500,000, that is the area where you will find it.  Properties tend to be closer to the half million mark than the lower price.

As property values go up, so do property taxes.  The property valuation notices will come out later this week.  In Eagle County, 45 percent of residential property value is second homes.  Those properties tend to be worth over $2 million each.  Around 60 percent of Eagle County’s property tax burden will be paid by second-home owners.  High end homes did not see the increases that the local markets did but they did not see their values plummet as hard when the recession hit.  A significant part of the overall property value increase was due to the number of local hotels that sold in Vail, which has not happened in many years.  The Park Hyatt sold for $145 million, the Four Seasons sold for $121 million, the Cascade sold for $90 million and the Vail Holiday Inn sold for $22.4 million.

In Colorado, properties are re-appraised every two years in odd numbered year.  This year’s  appraisal is based on market sales that occurred between January 1, 2015 and June 30, 2016.  Under Colorado’s Gallagher Amendment, residential property taxes are limited to 45 percent of all property taxes in Colorado.  Commercial and every other kind of property cover the other 55 percent.  Eagle County voters have seen a property tax hit from the four tax increases approved last year: Eagle County school district, Eagle County ambulance district, Eagle River Fire protection district and Gypsum Fire protection district.

On Monday, Aspen Skiing Company and KSL Capital Partners, shake up the ski industry with a deal to buy Intrawest Resorts for $1.5 Billion including debt.  The deal includes Steamboat and Winter Park in Colorado, Showshoe in West Virginia and Stratton in Vermont, along with Canada’s  Mont Tremblant, Blue Mountain and Canadian Mountain Holidays, the world’s largest heli-skiing operator based in Banff, Alberta.

It’s a big move for Aspen, which currently operates four resorts in the Roaring Fork Valley; Aspen, Aspen Highlands, Buttermilk and Snowmass.  The two companies will form a new entity to run the Intrawest resorts.  Aspen’s previous holdings will continue to be manage exclusively by Aspen.  According to the press release, there will not be any changes to the 2017-2018 Mountain Collective Pass, which includes Aspen and Squaw or the M.A.X. pass which includes Intrawest resorts.  But look for a new pass to come out as ski areas view season passes that allow skiing at multiple resorts as a vital business strategy.

Vail Resorts is suddenly facing some new competition in an escalating battle of consolidation.  In the past year, Vail Resorts has spent $1.1 billion for three-quarters of Canada’s Whistler Blackcomb ski area and $50 million for Vermont’s Stowe in an aggressive expansion plan.  The company expects to spend $103 million this year upgrading it’s resorts.  At Vail Mountain, Vail Resorts will replace the Northwoods Express with a six-person high speed chairlift.  At Breckenridge, the Peak 10 Falcon Chair will be upgraded with a six-person high speed chair.  At Keystone, the Montezuma chair will be replaced with a six-person high speed chair and at Beaver Creek, the two-person Drink of Water chair will be replaced with a four person high speed chair.

Vail Resorts also plans to invest $6 million this year 2017 for the Epic Discovery summer activities with the bulk of that being spent at Breckenridge with more modest spending at Vail and Heavenly to expand existing facilities.

Combined skier numbers for Aspen’s four mountains has remained steady around 1.5 million for a few years.  Vail Mountain welcomed 1.6 million skiers in 2015-2016 with Beaver Creek coming in with 919,000 skiers.

 

 

Spring Skiing in Vail

Springtime in the Colorado Rockies is upon us with bluebird days, warm temperatures and soft snow.  Spring Back to Vail is one of Vail’s premier events which takes place April 14 -16th featuring a free live concert, the famous World Pond Skimming Championship, Après after dark parties, and base area giveaways.

On Saturday, April 15th, 123GO! Project will kick off the Spring Back to Vail celebration at Ford Park with a free concert presented by Bud Light.  The venue opens at 5:30 and the music starts at 6:00.  123GO! Project, is a rock n roll super group featuring Lead Guitar Mike McCready (Pearl Jam), Lead vocals Brett Scallions (Fuel), and Bass Stefan Lessard (Dave Mathews Band) and Kenneth Schalk is the heavy hitter drummer that will round out the band.

The spring tradition of dressing in costume and skimming across icy waters in hopes of making it to the other side in the 15th Annual World Pond Skimming Championship on Sunday, April 16th.  The top male and female contestant will be awarded the grand prize of a 2017-2018 Vail Resorts Epic Pass and a pair of Liberty skis.  The contestant defies the laws of physics and common sense as a panel of judges scores each competitor on distance, style, creativity and water resistance.  The contest starts at 3:00 at the Golden Peak venue.

The other events taking place over the weekend is the Tikis and Tunes Luau at Sarge’s at Mid Vail on Saturday, April 15th from 12:00 – 3:00 featuring a Pig Roast, drink specials, live music,  games and giveaways.

Park Hyatt

Park Hyatt Beaver Creek Resort and Spa has been purchased by a Dallas-based firm, Ashford Hospitality Prime, Inc. for a price of $145 million which is $766,000 per room.  The purchase of the iconic Park Hyatt Beaver Creek Resort and Spa was completed in just 3 weeks.  The Park Hyatt earned Forbes’ Four Star rating and AAA’s Four Diamond rating.  It was one of nine Colorado resorts on Conde Nast Traveler’s Top Hotels in The American West, part of its annual Reader Choice Awards.

The Ashford Hospitality Prime purchase of the 190-room Park Hyatt tops last years Vail Four Seasons sales price of $121 million to a New York Company and it’s Asian Partner. The Vail Cascade Resort and Spa sold last year for $90 million which was a 292-room resort finishing a $50 million dollar renovation.  The Vail Holiday Inn  also traded hands in January and was bought by a private East Coast group for $22.4 million.  It is being renovated and being re-positioned to be a Double Tree Hotel.

As for UNDER CONTRACT, there are 10 Listings which offers presented have been accepted and now will continue through the process and likely become solds.  All are residential and they range in Listed Price from $315K to $3.795M.

Yes indeed…a quick look up toward the top of most hills and one will see the change of colors.  It was a couple of weeks ago when I first noticed yellows on the tip of tree branches.  It is a welcome site to me and I enjoy the color variations displayed.  Do You?

Aspens in Vail

It is the cooler nights which prompted the color change and this week in Edwards we have dipped below the forty degree mark more than once.  Don’t get discouraged…the daytime temps have been glorious in the mid-seventies with plentiful sunshine.  This cycle is expected to continue for awhile, so come up and join or visit us!
