Having a well maintained and functional mudroom is essential when living here in the High Country. When every season is a “play” season residents seem to accumulate A LOT of gear and clothing, with a well kept mudroom you can easily get to your go – to seasonal accessories without creating too much clutter!

Initially setting up your mudroom with barriers or compartments that distinguish storage areas so you can easily stash your wet boots, ski jackets, hiking gear or whatever seasonal accessories desired.

Cubbies, coat hooks, or even storage bins can be used to help separate mudroom gear and make it easy for your family or guests to get to what they need without shuffling around.

As the gateway into your home a mudroom can be stylish as well as a functional storage space! Blending themes you already have in your home into your mudroom keeps nice, well balanced consistency. However, giving your mudroom a different splash of style is also exciting; brightening the space with a little paint and a few other updates such as new boxes or baskets, you and your family will be re-energized to stay organized!

Maximizing space by layering your storage compartments makes for an efficient mudroom and optimal space for storing gear. Such as; on top of a locker like set up purchase small baskets or boxes to hold stray items. Place those boxes above your head but still within reach (like the above image!).

Alos, encourage guests to slip off their shoes to come into your cozy home by leaving a basket of slippers in the space.

Good morning and welcome to the last weekend in October!

Following are the stats provided on the Vail Valley MLS this morning…

NEW LISTING – Six new, 3 residential, 2 land, & 1 rental, pricing range from $2900-/mo to $999K.  Listings are in several areas, call for details.

PRICE REDUCTIONS – There are only two decreases from list price, one of $24,100- on a residential, & a price drop on a commercial building lease, call for details.

UNDER CONTRACT – Five properties have come UNDER CONTRACT with pricing ranging from $233,100 to $829K with one of those a partial ownership for $169K.

Finally, the SOLDS, Eleven new owners in the Valley. These SOLDS were purchased for $280K – $1.565M.  They are located in Avon, Edwards, Eagle, & Gypsum.

Good morning, here is what is showing up in the Vail MLS STATS this morning…

SOLDS – 13 properties have closed and now have new owners, 12 residential ranging in price from $177K in Leadville to $9.375M in Vail.  One vacant parcel in Red Cliff has sold for $220K.

As for UNDER CONTRACT, there are 10 Listings which offers presented have been accepted and now will continue through the process and likely become solds.  All are residential and they range in Listed Price from $315K to $3.795M.

PRICE REDUCTIONS number only 3, two have decreased the asking/Listing price by $20K and another by $8K.

Finally, NEW LISTINGS on the market are a huge, 1.  It’s one you may want to see, a $2.265M in Vail!

As we approach October there are several happenings that ignite our excitment here at Gateway; Halloween festivites, tasty seasonal local brews, and coming together as a community to raise money and awarenss in the race to cure breast cancer.

Kicking off the fist of October with the 7th annual Pinktoberfest! Hosted by Eagle’s Dusty Boot Bar it’ll be fun for all ages!

  

Throughout October, Aria Spa & Club at the Vail Cascade Resort have a variety of ways that support National Breast Cancer Awareness Month. A month-long spa promotion and special yoga sessions will provide members and guests with ways to remain strong, building awareness of the prevention of the disease. The local beneficiary of all the charity events is the Shaw Regional Cancer Center in Edwards.For the third year, Aria Spa will donate $5 to the Shaw Regional Cancer Center for every massage, facial or body treatment that is booked in October. Additionally, the spa is offering a 40 percent discount on all massages, facials, and body treatments, and 20 percent off all nail services through Nov. 30. On Oct. 7 and 8, from 6 a.m. to 6 p.m., Aria Club will host a new charity event to raise money to find a cure for breast cancer. The 24 Hours of Aria Challenge encourages participants to get a great cardio workout while supporting the cause, with a suggested donation of $5 for each half hour time slot. Select cardio fitness equipment will be reserved with pink ribbons just for the event. The two days of the event are free and open to all! The Aria tennis program is also involved in raising breast cancer awareness by holding the annual “Rally for the Cause” on Oct. 22 from 5:30 to 7:30 pm. The tennis rally will kick off the action with a Longest Rally contest. WOW! Hard to pass up such incredible deals as well as positive active fun for the whole family!

This year, Shaw Regional Cancer Center is asking you, Eagle & Summit county residents, to share your messages of inspiration and hope through photography! Dogma Athletica in The Riverwalk at Edwards has teamed up with the Shaw Center to promote health and awareness and to give back to the community. Dogma is sponsoring a yoga challenge, encouraging yogis to stretch, sweat and decompress — not only to benefit their own well being, but to give back to those in need. For each yoga class attended, Dogma will donate 50 cents to the Shaw Center. The more classes attended, the more Dogma will donate. In the spirit of healthy competition, Dogma will be tracking how many classes each yogi attends, and the yogis who attend the most classes in the month of October will win prizes. Dogma will also encourage yogis to wear pink throughout the month of October in the spirit of breast cancer awareness.

WOW!   12/5/6/5  This morning shows 12 new SOLD properties, 5 UNDER CONTRACT, 6 PRICE REDUCTIONS & 5 NEW LISTINGS.  In recent days the market continues to move along with plenty of properties available whether it be for land, a permanent primary residence, second home or time share for summer/winter fun.

SOLDS are for the past several days and range from around $285,000- up to over $14,000,000-.  It is quite a range of property values for sure.  What is important simply is there is a property out there for you most likely at a price which is affordable for you.

UNDER CONTRACT properties are those pending with an accepted offer by the seller from a buyer and they are now working through the process to meet all of the contractual terms, be it an inspection, financing, or it could be one or more of many other terms to yet be fulfilled.  Some meet all the requirements and move to the SOLD category others do not and may then return to LISTINGS back on the market.  The range of listed properties UNDER CONTRACT are from $275K to over $2.2M.

If you are not in Vail today, maybe you should be.  It’s starting out as a blue bird day but will probably cloud up some later with a chance of showers.  Temperature should stay below 80 degrees but in the direct sunlight it will feel warmer.  Last night it was in the 50s.  Gore Creek looks great.

The Merchants were setting up their tents and tables for today’s market, besides the retail shops, extra food, art, clothes, and fresh veggies.
