Good morning and welcome to the last weekend in October!

Following are the stats provided on the Vail Valley MLS this morning…

NEW LISTING – Six new, 3 residential, 2 land, & 1 rental, pricing range from $2900-/mo to $999K.  Listings are in several areas, call for details.

PRICE REDUCTIONS – There are only two decreases from list price, one of $24,100- on a residential, & a price drop on a commercial building lease, call for details.

UNDER CONTRACT – Five properties have come UNDER CONTRACT with pricing ranging from $233,100 to $829K with one of those a partial ownership for $169K.

Finally, the SOLDS, Eleven new owners in the Valley. These SOLDS were purchased for $280K – $1.565M.  They are located in Avon, Edwards, Eagle, & Gypsum.

Good morning, here is what is showing up in the Vail MLS STATS this morning…

SOLDS – 13 properties have closed and now have new owners, 12 residential ranging in price from $177K in Leadville to $9.375M in Vail.  One vacant parcel in Red Cliff has sold for $220K.

As for UNDER CONTRACT, there are 10 Listings which offers presented have been accepted and now will continue through the process and likely become solds.  All are residential and they range in Listed Price from $315K to $3.795M.

PRICE REDUCTIONS number only 3, two have decreased the asking/Listing price by $20K and another by $8K.

Finally, NEW LISTINGS on the market are a huge, 1.  It’s one you may want to see, a $2.265M in Vail!

Wednesday morning here in the Vail Valley we experienced our season’s 1st dusting of snow to blanket most if not all of the ground at least from Edwards to the East.  Of course it was short lived and only at the upper elevations is it sticking, the rest has melted.

Here are some stats as of this morning according to the Vail MLS.

SOLDS – 11 properties have sold, ranging in price from a parking spot in Vail for $100K- to $999K for a single family home in Singletree.

UNDER CONTRACT – 8 new UC properties are reported ranging from $124900- for a lot in Red Cliff to $850K up in Beaver Creek for a ski in/ski out.

PRICE REDUCTIONS – Two price reductions one for $50K the other for $19100-, worth looking at for a better deal.

NEW LISTINGS – 7 new listings range from $449K for a 3 Bdrm 3BA in Edwards to $4.3M for 360+/- Acres near Dotsero with an improvement on it.

WOW!   12/5/6/5  This morning shows 12 new SOLD properties, 5 UNDER CONTRACT, 6 PRICE REDUCTIONS & 5 NEW LISTINGS.  In recent days the market continues to move along with plenty of properties available whether it be for land, a permanent primary residence, second home or time share for summer/winter fun.

SOLDS are for the past several days and range from around $285,000- up to over $14,000,000-.  It is quite a range of property values for sure.  What is important simply is there is a property out there for you most likely at a price which is affordable for you.

UNDER CONTRACT properties are those pending with an accepted offer by the seller from a buyer and they are now working through the process to meet all of the contractual terms, be it an inspection, financing, or it could be one or more of many other terms to yet be fulfilled.  Some meet all the requirements and move to the SOLD category others do not and may then return to LISTINGS back on the market.  The range of listed properties UNDER CONTRACT are from $275K to over $2.2M.

PRICE REDUCTIONS on average is $42,650- of Listed properties.  Keep in mind the spread of Listing prices are from the $400K to over $2.4M.  Regardless, there are motivated sellers and is this the time for you to make your move?

Yes indeed…a quick look up toward the top of most hills and one will see the change of colors.  It was a couple of weeks ago when I first noticed yellows on the tip of tree branches.  It is a welcome site to me and I enjoy the color variations displayed.  Do You?

It is the cooler nights which prompted the color change and this week in Edwards we have dipped below the forty degree mark more than once.  Don’t get discouraged…the daytime temps have been glorious in the mid-seventies with plentiful sunshine.  This cycle is expected to continue for awhile, so come up and join or visit us!

Hut to Hut hiking offers a very unique and exciting wilderness adventure in EagleSummit and Pitkin Counties, without having to rely entirely on your own means! Most of the Huts are within a 7 mile radius from the trail head with a 700-2,800 vertical foot climb. Be sure to visit the 10th Mountain Division Hut Association Colorado to make your personal or group reservations and to create your own, customized adventure! (970) 925-5775

You will need to pack in your own sleeping bag, water, food, personal gear and an emergency kit. Be sure to pick up a Summer Huts & Trails Topo map!

Included with the Huts: wood burning stoves for heating and cooking, propane burners, photo-voltaic lighting, cooking and eating utensils, kitchen supplies, mattresses and pillows.

The 10th Mountain Division Hut Association Colorado maintains a total of 34 Huts.  All 34 Huts are available during the winter season for snowshoeing and cross country skiing, etc. In the summertime, access is limited to 21 Huts. Be sure to plan your trip soon to ensure reservations!

Vail Vitality Center’s Four-Week Road Ready Cycling Program, led by Jennifer Sage begins on Thursday April 21, 2016. This is the final session, Jennifer will prepare you for outdoor riding by spending a little more time at a threshold for longer intervals, and do shorter intervals above that. This class will definitely help you get ready for the steep climbs around Vail, both on the pavement and singletrack.

The training is designed to improve your body’s capability to sustain energy longer during your rides. Ride faster, reduce your fatigue, use the correct energy stores, increase your power and prepare for your bucket-list cycling events, all while having more fun on your bike.

Golf Season 2015 began in Eagle County in March although not all courses have opened yet.  The Vail Golf Course opened 2 weeks early on May 1.  Prior to that Gypsum Creek Golf Course and Eagle Ranch Golf Course had already entertained play.  Not including the courses south of Glenwood Springs, the 14 Eighteen hole courses beginning in Vail and proceeding west are:  Vail Golf Course, Eagle-Vail Golf Course, Beaver Creek Golf Course, Sonnenalp Golf Club (aka Singletree), Country Club of the Rockies (aka Arrowhead at Vail), the 3 Cordillera Courses-The Valley, Ranch and Summit, Eagle Springs Golf Course (north of the Wolcott exit), the 2 Red Sky Ranch Courses-Norman and Fazio (south ofthe Wolcott exit), Eagle Ranch Golf Course just south of Eagle, Frost Creek (formerly Adams Mountain) further south of Eagle, and Gypsum Creek Golf Course south of Gypsum (formerly Cotton Ranch). Vail Golf There are Par 3 courses at the Divide in Cordillera and at the Eagle-Vail Course.  Check your telephone book or Google them to obtain contact information.

The only courses that are recognized as public courses on a full time basis are Vail, Eagle-Vail, Gypsum Creek and Eagle Ranch.  You are not allowed to play Frost Creek, Eagle Springs and Country Club of the Rockies unless you actually have a member playing in your foursome.  Beaver Creek allows public play without a member in the foursome after 10 a.m.  Red Sky has two courses and one is open to public play each day usually on an alternating basis.  At Red Sky, there are separate public and private Golf Shops-Club Houses and parking lots.  The Red Sky courses are currently rated in the top 100 Colorado public courses.  All three Cordillera courses are planned to be open this summer and play is limited to members and their guests, but a member does not have to play in the foursome.  Certain properties that you may stay at also have privileges at the Cordillera course.  The old practice of having a club pro from your home course make a reservation does not seem to be recognized at the private courses.  The Sonnenalp generally sets aside 14 tee times a day for public play which tee times cannot be made more that a week in advance.   ALL OF THE COURSES REQUIRE PROPER ATTIRE WHICH MEANS A COLLARED SHIRT AND PANTS THAT ARE NOT DENIM EVEN IF THE PANTS ARE DESIGNER.

I have played all the courses and consider them good, if not great.  Generally speaking, they are all excellent tests of golf and fun with great views.  Mountain golf can be difficult, especially the first few times you play a course.  It is rumored that a “famous Pro Golfer” walked off of a local course during the middle of a round of the Ford tournament one year.  By mid-June the courses are all usually in excellent shape.  Many of the courses were designed with limited land and/or with real estate development in mind and may have one or 2 less well designed holes.  Recognize that many of the players are on vacation and the pace of play may be somewhat erratic in spite of the efforts of the course personnel.  I would recommend that you try to make your tee times well in advance of your trip to the Vail area.

I generally play the Vail Course and consider it to be excellent.  It is the only course that you might try to walk.  My index is usually between 10 and 12 and I have had the good luck to ace 3 of the par 3s from the black tees.  I regularly play in the Vail Mens Club- not bragging, just trying to put this blog in perspective.  Have a great time in Vail.
