The Real Estate Market finished strong in 2016 according to Land Title Guarantee Company.  There were 2,048 sales in 2016 which was a 1% decline from 2015.  The total sales volume was $1,957 billion which was also a 1% decline from 2015.  Eagle County has not exceeded $2 billion in a year since 2008.

Inventory remains fairly low especially in the price of $1 million or less and most buyers are local residents.  There is roughly a 6 month inventory in the $1 million or less priced homes which is a sign of a balanced market.  The most expensive home sold in Vail for $23 million which closed in January.  It was on the market for approximately 2 years.  The highest priced overall sale was $121 million which was the Four Seasons Vail.  The average price of a residential sale in Eagle County was $970,184.  Vail Village had the highest price per square foot for a single family home at $1,786 and the state with the most buyers came from Texas.

Good morning and welcome to the last weekend in October!

Following are the stats provided on the Vail Valley MLS this morning…

NEW LISTING – Six new, 3 residential, 2 land, & 1 rental, pricing range from $2900-/mo to $999K.  Listings are in several areas, call for details.

PRICE REDUCTIONS – There are only two decreases from list price, one of $24,100- on a residential, & a price drop on a commercial building lease, call for details.

UNDER CONTRACT – Five properties have come UNDER CONTRACT with pricing ranging from $233,100 to $829K with one of those a partial ownership for $169K.

Finally, the SOLDS, Eleven new owners in the Valley. These SOLDS were purchased for $280K – $1.565M.  They are located in Avon, Edwards, Eagle, & Gypsum.

Homes are selling! And selling in locations that have been sluggish to sell…

Buckle up if you’ve been on the ride that is the real estate market here in Vail Valley…

Currently the market is hot here! Fairly, and honest priced homes are moving faster then ever right now. The crucial key to these homes moving is pricing! 

Down valley have generated more sales then surrounding area such as Beaver Creek, Edwards, Avon etc (up Valley). The Eagle market, along with the rest of the Down Valley is as busy as it’s been in years. The idea is that when the home is priced right, it will sell. Reason for such activity is that homes priced in the $500,000.00 are being sold quick simply  there is not enough inventory in that price range.

Long time local realtors here in the Valley are expressing that while homes are selling there still seems like the need for more housing opportunites. Offering a diversity for potential home owners makes for more colorful communities here.

UNDER CONTRACT – Seven properties are now under contract, list prices range from $250K-$499K for improved properties and $65K-$269K for vacant land

FINALLY, SOLDS…Eleven are now sold…residential improved sold prices are from $367,500- thru $9.5M…land which has sold ranges from $180K to $360,500-

Gateway Land and Development Real Estate

It sure feels really great to represent such a supportive local real estate group like Gateway.  Here I share with you the benefits from working with a tight knit real estate group…I’m constantly urged to participate in community events, explore this lovely town of Vail to feel better acquainted and continuing my higher education in the real estate industry.

Just last week I was invited by my work affiliates to attend a Vail Board of Realtors monthly meeting highlighting the infamous Mr. Jack Cotton Jr as he shares his involvement in the real estate industry. Walking into the Donovan Pavilion in sunny Vail Valley I was greeted by local community members all sharing authentic interest in the real estate market here and yearning creative tools in acquiring more positive business.  This is a warm welcome; although I do not know many of these smiling faces I am sweetly invited into the busy buzzing world of the most prominent Vail Valley realtors.

Mr. Jack Cotton Jr. an esteemed well versed entrepreneur began Cotton Real Estate in his college dorm room back in his academic days.  Jack is a well-read man, clearly aware of his appearance he dresses to impress. And not in a cheesy way but in an honest clean appearance making it his staple to always be wearing a tie!  He shares that physical presentation plays a huge role in meeting potential clients, not to mention being in tune to personal pride for what you represent – represents you.  Which I completely agree with! Come on, haven’t we all had ‘one of those days’ where we’re feeling crumby and don’t change out of sweatpants? Why is that? Well usually our inner emotions and feelings have a way of making debut on our physical appearance… take stock of this note and maybe the next time you’re feeling not so yourself try throwing on that slick blazer, or a fun shade of lipstick.  Sometimes that’s just enough pick me up to make it through the day!

Intrigued at the wisdom Jack shares I grab my pen to begin taking notes, inspired I feel listening to the words of a man who has written books to share his many stories…. Jack shares his tools for negotiation skills with clients in the real estate community.  As my pages fill up I am recognizing that these aren’t just tips for the real estate trade these are life lessons, this wise man is sharing his legacy which doesn’t only come from orchestrating business but how you lead your life. Small adjustments I am constantly aware of making will aid in the fine tuning of a beneficial fulfilling life.  I believe there is little separation between how ones lead their ‘work life’ and ‘home life’… for if we live as genuine beings there is no separation…all is honest, all is pure.

GOOD MORNING on this 1st Day of October!

Here is an update on some of the current stats:

SOLDS – there are 8 newly sold properties in the VAIL VALLEY prices range from $254K – $4.295M.

UNDER CONTRACT – Properties now under contract number 7, ranging in cost from $82.5K up to $890K.  Also there is one partial ownership now UNDER CONTRACT which was Listed @ $60K.

PRICE REDUCTIONS – Several properties, 6, have reduced the Listing Price one by $5k another by $100K for an average of $37.3K.

NEW LISTINGS – There are 6 new listings to look at.  Listing Prices vary from $1.625M up to $3.995M.  There is also a commercial rental newly Listed @$45/sq ft in Lions Head in Vail.

WOW!   12/5/6/5  This morning shows 12 new SOLD properties, 5 UNDER CONTRACT, 6 PRICE REDUCTIONS & 5 NEW LISTINGS.  In recent days the market continues to move along with plenty of properties available whether it be for land, a permanent primary residence, second home or time share for summer/winter fun.

SOLDS are for the past several days and range from around $285,000- up to over $14,000,000-.  It is quite a range of property values for sure.  What is important simply is there is a property out there for you most likely at a price which is affordable for you.

UNDER CONTRACT properties are those pending with an accepted offer by the seller from a buyer and they are now working through the process to meet all of the contractual terms, be it an inspection, financing, or it could be one or more of many other terms to yet be fulfilled.  Some meet all the requirements and move to the SOLD category others do not and may then return to LISTINGS back on the market.  The range of listed properties UNDER CONTRACT are from $275K to over $2.2M.

PRICE REDUCTIONS on average is $42,650- of Listed properties.  Keep in mind the spread of Listing prices are from the $400K to over $2.4M.  Regardless, there are motivated sellers and is this the time for you to make your move?

NEW LISTINGS on the market are located from East Vail to Gypsum.  They range in listing price from $465K up to $3.2M.  Is this in your price range?  Could this be one of the areas you are considering?

Some Buyers search the internet for properties, then contact the listing agent.  They believe two things that most usually do not hold true:  that they have found the best property suited to their needs and desires, and that they can negotiate a better deal.  Wrong!

To start with, the realtor that lists a property wins no matter how the sale occurs.  Many realtors focus only on listing properties, and most often they get the public recognition, when it is the Buyer’s agent that has done the tough job of linking a client to the appropriate property.  Yet, the listing agent makes money even when they may have invested little time, money and effort in marketing the property.

Second, many properties do not gain exposure through the internet or newspaper and magazine advertising.  Good Buyer agents know their market well, spending a lot of time previewing properties to know which are the best deals.  So, an “independent” Buyer is likely to miss the property that would be a perfect match for their criteria.

Third, the listing agent contracts to sell the property and receives commission on BOTH sides of the deal if there is no Buyer’s agent.  Buyers who think they can negotiate away the Buyer agent commission are sadly mistaken.  Worse, the job of the listing agent is to sell their listed property, so if there is a better match for the Buyer’s needs, the last person likely to tell them about the best available property in a given market is that listing agent.

A good Buyer’s agent will spend considerable time interviewing a client to ascertain what features and location would suit the client best.  Contractually, the agent is obligated to work in the Buyer’s best interests, whether it is for investment property or a home for personal use. Then, the agent uses their in depth knowledge of the local market to connect the Buyer with a property that best meets the Buyer’s needs.  In some cases, as with ski or golf properties, this knowledge is crucial.
