The small community of Minturn,CO?saw?a?bit of?growth again this year real estate-wise.? The Minturn Townhomes project, located on the northern end of town, accounted for 8 of the 12? residential sales this past winter season. (as noted by the MLS)?

There are currently only 10 active listings in Minturn and Red Cliff, with about 8 properties currently under contract.? Many?residents love Minturn, illustrated by the low number of listings.? Also, prices have risen steadily in Minturn, so prospective?buyers may not want to pay top dollar for a fixer-upper.

The BIG?development that will shape Minturn’s future is still in the works; I’m referring to the Ginn Company’s thousands of acres on Battle Mountain.? It remains to be seen how this 1700 unit plan will affect this community, but be assured it will have?a HUGE impact.

The Vail real estate market heads into the spring season with many?new listings.? Since 4/1/07 there have been 32 new listings added to the Vail Board of Realtors MLS system.? 17 of those are the Ritz-Carlton Residences, Vail, ranging in price from $3.85 million for 1705 square feet to $11.135 million for a 4137 sqaure foot penthouse.? (Upon the release of the Ritz project in West Lionshead, 54 went under contract in one weekend!)

On the more affordable end of the market, a Pitkin Creek one bedroom just hit the market, listed at $325,000.? This 656 square foot condo in East Vail is poised to get snatched up as a great entry property into the Vail market.?

Now is the time to . . . .shop for houses!? Yes, it’s the spring season in the Vail Valley and that means increased home inventory. With more available time, many locals are out looking for that perfect home.? Obviously, perfect means something different to each of us, so the entire valley market is in play.

Historically, April, May and June are BIG months for the local market.? More listings hit the MLS as some cash in on equity (upvalley) and move downvalley.? As inventory increases, buyers have a bit more clout and may be able to negotiate a deal that works well within their budget.? (not an easy task here in Eagle County.)? This trend is often balanced by an increased number of buyers (read, demand) as our valley’s population grows, and as more locals decide to buy instead of rent.

Our valley has seen dramatic increases in property values, and it can be difficult to find a good deal.? But with the right analysis of the local market and a little professional help, you may find what your looking for.? Remember, you? can not escape basic fundamental market rules; supply and demand rule the day.

Another ski season?is coming?to its end, at least for those of us unwilling to hike for our turns here in the Vail Valley.? Beaver Creek mountain is set to close its chairlifts on April 15, 2007.?

Laughing Bones is set to play at Red Tail Camp for the final Sun-sational spring concert.? Hopefully the weather will cooperate, as it is supposed to be partly cloudy, with only a 10% chance of rain/snow.? The concert is set for 1-3:30pm, so arrive early and stay late on the fantastic sun-soaked deck!

While?2006-2007 may not have been the best ski season in recent memory, there were?enough great powder days to get us through until next year!? Have a great closing weekend and be sure to check out Laughing Bones.?
