What a great weekend of golf!!? Red Sky Ranch knows how to throw a golf tournament, (and a PARTY for that matter.)? 5 nine hole match play rounds, with total points accumulated determining the flight winners.? With 6 teams in each flight, the competition was fierce and fun, right here in the Vail Valley.

Gateway’s own Steve Morris and Doug Schwartz each finished in the Runner-Up position within their respective flights.? Both played excellent golf, even if they were unable to secure the top spot and advance to the shoot-out!? For Doug and golf partner Jeff Leonardo, it came down to the final hole, and an outright birdie by their opponents left them tied atop their flight.? (the tie breaker was head-to-head play, and team Schwartz was left to watch from the gallery.)? At least there was cold beer in the gallery!

Beaver Creek real estate sales have been going through the roof lately.? But don’t be fooled.? The bulk of the sales have been from high profile projects that have been under contract for quite some time.?(think Village Walk and Beaver Creek Landing)? Just look at Beaver Creek Landing: there are currently 23 units on the market for RE-SALE, these units have already been sold.? This project was priced very well initially,? approximately $500-800/sf.? These same units are now being listed?in the?high $800’s/sf up to $1300/sf!

The real buying opportunities lie in several of the older projects in Beaver Creek Village.? If you are willing to have some work done to update some of these older condos, you’ll find yourself in a better location for less $ than some of these new constructions.

Inventories have risen; 119 total MLS listings in Beaver Creek, with 18 over $5 million.? The market has shifted back to the buyer in certain segments, even if the sales numbers in Beaver Creek would imply otherwise.? The opportunities are there if you know where to look!

Affordable housing in the Vail Valley has been a topic of discussion since the valley became?the?VAIL Valley.? And lately, there has been a shift in focus as to what is affordable and whom the county should help acquire housing.

Under former guidelines, those that earned about 80% of the area median income were the primary focus.? New guidelines are now focussing on those that earn 110% of the area median income.? Basically, the county is asking for “more expensive homes” to be built fo those that want to buy homes here, but can’t.

Think professional families that earn about $79K?a year.? Great for many parts of the country, but very difficult to afford a home here in Eagle County.

Our beautiful valley is facing a serious crunch for locals’ housing.? The next few years will prove crucial to make up for the current lack, as prices seem to have finally gotten too high for many working families.
