East Vail continues to be one of the most sought after neighborhoods in the entire Vail Valley.? With a true alpine feel, East Vail embodies all that a skiing retreat should be: close proximity to world class skiing, HUGE views of mountains and National Forest, and a great mix of local residents and second homeowners.
One complex that embodies the East Vail way of life is Altair Vail!? Located just off of Bighorn Road, the condos in Altair have an ideal location, with the free Town of Vail bus service stopping?right outside.? Just down the road is a market and a liquor store for those last minute necessities.? Currently there is one 1 Bedroom unit available for sale, listed at $315,000.? And there is one 2 bedroom unit under contract.
Stay Tuned for a beautiful 2 Bedroom Condo soon to be listed!!!
Located in the beautiful Sandstone neighborhood of West Vail, Brooktree Condominiums have seen much recent activity.? There are currently 2 units on the market, Units A-105 and B-110, listed at $445K and $465K respectively.? These spacious 2 bedroom condos represent one of the best values currently available in the area.
There is one unit currently under contract, Unit C-301, which had a list price of $459,000.? And Unit D-208 just sold on 9/12/07 for $465,000 which equates to about $427/sf.?
These ideally located?condos?are both primary residences and vacation homes,?and also have great rental potential.?

As I write this blog, I’m still trying to access the webiste that will grant me tickets to the World Series!!? Yes, for the first time in history, the Colorado Rockies are playing for the World Series title.?
Folks in the Vail Valley?are on hopping on the bandwagon as fast as they can.? Not to take anything away from the true fans, but?there was?little talk?about the Rockies until recently (21 out of 22 is hard to ignore!!)? Everyone is now calling anyone they know that might have tickets.? It is going to be something special, win or lose!
Colorado is home to many Red Sox fans, so expect?to see quite a bit of red and blue in-and-amongst a sea of purple at Coors Field.? Be sure to wear your colors and support your team (or team of the moment) if you’re lucky enough to be there.
All across the valley, restaurants are rolling out their off-season specials, giving foodies the chance to sample gourmet meals at a much lower price.? Many restuarants offer half priced drink specials and multi-course meals for cheap.? For locals, the off-season is a time to cash in on the deals.?
Just to name a few of the specials that are currently being offered:
In Edwards, The Gashouse is offering a dinner special with a choice of lobster tail, filet mignon and Cajun shrimp or elk tenderloin, wild boar sausage and grilled quail for $19.95, Juniper’s is offering fifty percent off entrees through October 27.? Their Veal Signature?dish is to die for! Ray’s is giving thirty percent off entrees and Main Street Grill has two for one dinner entrees.? Fiesta’s is having locals appreciation week with a free dessert or .99 Margarita with the purchase of an entree.
In Beaver Creek, you can enjoy fifty percent off entrees at TriMonti or a three course dinner at Grouse Mountain Grill for around $35.00.? The pretzel encrusted pork chop is awesome!
In Vail, La Tour?and Billy’s Island Grill are offering fifty percent off all entrees, Montauk has a three course dinner for $33.00, Pepe’s is offering a three course special on nouveau cuisine from Austria and Germany for $29.75 and Ludwig’s has a three course chef selected dinner for $40.?

Bachelor Gulch continues to be one of the most sought after ski communities in Colorado and North America, even by Vail Valley standards.? Bachelor Gulch, located between?the ski resorts of Beaver Creek and Arrowhead, is anchored by the Ritz-Carlton, Bachelor Gulch, and a select number of private residences.? The combination of true ski-in/ski-out properties, a world-class hotel,?and an exclusive gated community keeps the demand high for Bachelor Gulch.
There are currently 36 active listings, about half of which are in the Ritz-Carlton itself. (whole ownership opportunities)? There are 14 properties currently under contract (11 of which are within the Ritz; the new Ritz Residential Suites)? And year-to-date, 46 properties have sold.? Prices have ranged from $760K for a Ritz Residential Suite, to $14.2 million for a beautiful custom home, with the median price around $2.6 million.

One of Edwards, CO’s?quietest and lowest density neighborhoods is about to be home to 11 new single family homes.? Sandy Treat, of Summit Habitats and Treat Development, LLC, is currently in the construction phase.?
Located within the South Forty Subdivision, directly south of Riverwalk above Hwy 6, and surrounded by Homestead, this neighborhood now has a paved road and updated utilities to accommodate the additional traffic and to meet county codes.? The location was once intended for the doomed Loftworks Project, and had the previous name of The Bluffs.
The model listed in the MLS claims 4215square feet for $1,995,000.? That is setting the bar high, in my opinion, for homes that will likely have small yards and dues of $523/month.? The developer has a great reputation, and perhaps these homes will stand out from the others on the market to justify their higher price.? I remain very curious to see how this project progresses.
