Gateway Land & Development

Yearly Archives: 2008

On the river in the quiet south side of Minturn sits a rare development opportunity.? A 2,800 square foot, 4 bedroom, 2.5 bath home takes advantage of the riverfront location while the front lot is empty and ready for construction.? The existing home has beautiful upgrades and was built with a high level of attention to detail.?

The Town of Minturn has approved plans for duplex construction on the empty front lot, or a separate single family home can be built.? Water, sewer, gas, electric and phone lines are already in place.?

With the future Ginn Resorts private ski and golf resort being built just a few miles south of Minturn, this listing is a perfect opportunity to get into Minturn?s real estate market before prices jump.

The Timberhearth Grill in Cordillera Colorado has launched another season of dinner in the resturant and their belgain horse drawn sleighrides.??Bearcat Stables runs the operation.

While airline services across the country decrease and less popular cities are dropped, Vail?s Eagle County Regional Airport is holding steady.? In fact, airports in all of Colorado?s ski towns, Vail, Crested Butte and Aspen are doing just as well as or better than last year.? Frequented by clients who continue to vacation throughout the winter, Eagle?s airport is less affected by the economic downturn.?

?

Even Grand Junction Regional Airport will see a 40% increase in seats this year, including service to Dallas.? Most people don?t think to fly into Grand Junction to go skiing, and it certainly doesn?t pull in the same crowds as the ski town airports, but remember – it?s the same distance to Vail as Denver Airport.? So if you can?t get that flight you?re looking for, try flying into Colorado?s west and drive in peace through the drier climate.

In addition to steady national service, Eagle County Regional Airport may soon have options for international fliers.? Read more in the Vail Daily?s article: Eagle County airport to go international?

As we approach?2009, the?Vail Valley real estate market has seen its slowest period in recent memory.? The uncertainty in national markets and in international economies has had a significant impact here in Eagle County, CO.? We’ve seen high inventory levels, with a slow absorption rate resulting in major price reductions for many homes.? The silver lining to these dark clouds is that there are great opportunities to buy great properties here in Vail.? Value= a great time to buy!

The value that exists in the current real estate market is the best that I’ve seen.? Of course with real estate, it depends on the specific property and the specific seller.? Many sellers now are very eager to negotiate on price in a way that they?may not have been a year ago.? We’ve seen it in most neighborhoods throughout the valley.? And it appears that mortgage money is more?available than people think.? And at historically good rates!

If you’ve been thinking about buying a vaction home or moving to our happy valley, now really is an amazing time to be looking at real estate in the beautiful Rocky Mountains of Colorado.

Please call or email me anytime to discuss the buying opportunities that exist, to learn more about the availability of mortgage money, or simply to ask questions about this wonderful place we live.
