Arrowhead Condominium for Sale

When browsing the MLS today I found the lowest price per square foot condo in Arrowhead, the Seasons 106. It is located in the heart of Arrowhead, within walking distance of the community’s greatest amenities: the Country Club of the Rockies golf course, the Alpine Club, restaurant Vista, and the base of the Arrowhead ski mountain (which connects to the world class Beaver Creek mountain.) Seasons 106 is surrounded by gorgeous landscaping, ponds, and waterfalls, and the condominium features a club room, pool table, and TV.

A ski/golf/mountain condo under $700,000? Too good to be true.

East Vail ( a favorite of mine) is one of the only communities here in the Vail Valley that still feels like a ski town.? Mountains and trees dominate the views, with only very limited commercial development.? (the liquor store complex by Pitkin Creek and the Bighorn Bistro at the Vail Racquet Club)? Ski bums still live side by side with millionaire vacationers.

East Vail View

There are currently 15 properties in East Vail listed on the MLS under $500K. (properties we would consider entry level for this market)? Many of these (9) are located in the Vail Racquet Club, a recently renovated athletic club with many tennis courts and amenities.? Starting at $319K, these units represent one fo the few opportunities to enter the East Vail market under $400K.? Pitkin Creek?Park?is another condo complex that has a few (4) entry units available, with one under $300K? (ha; $299,999).? Both of these complexes rent well, have pools, and feel like you’re in the mountains.

Ranching heritage has been preserved in Wolcott with a wide open valley floor, natural sloping hillsides and perfectly unimproved banks of the Eagle River. That?s all slated to change as Rick Hermes of Hermes Resort Properties has purchased over 2,600 acres of land in the valley floor and in the mountainside around the town.

As it is now, Wolcott homes a few neighborhoods – Bellyache and Red Sky, a few good golf courses – Red Sky Golf Club and Eagle Springs Golf Club, and a restaurant/market ? the Wolcott Yacht Club, but overall, there?s not much to this little town. Located on the banks of the Eagle River in the middle of the Vail Valley, Wolcott has the potential to become the area?s largest, most popular and certainly most logically planned community.

Hermes? plans include moving highway 6 next to the interstate to open up the riverfront, creating a boardwalk and pedestrian path to promote community access and focusing the town?s center along the river. The future project will include all levels of housing from affordable multi-unit complexes to large ranches and everything in between. The 825 is Hermes Resort Properties? first release – 14 ranches ranging from 35 to 81 acres that sit on the south side of Wolcott. Click here to read my blog on The 825.

With easy access to skiing through Arrowhead and all the amenities of bustling downtown, Edwards Colorado residents have a way of saying ?Why go into Vail??? The newest addition to the community, The West End project, will build out the 4th, the northwest, corner of downtown Edwards, giving us more reasons to stay and support our local community.? A residential and commercial development, The West End will blend city life conveniences with a casual mountain lifestyle.? The project is located 3 miles from skiing Beaver Creek, and 12 miles west of Vail, and will have a bus stop right out front to access both.? ????

The West End offers two types of ownership opportunities.? Market rate units are the standard type and workforce are deed restricted, capping annual increase in property value.? The West End consists of 113 market rate and 72 workforce residences.? Both types of homes consist of studios, one, two and three-bedrooms with variations including dens, lofts and (my favorite) roof top patios.?

Not only will the urban center emphasize pedestrian access, but it will provide a pedestrian core we lack in other areas.? A pedestrian square with fountains, fire pits and a kids? play zone will serve as the main corridor to the Eagle River Preserve open space, trails, walkways and the Eagle River.?? Bottom level homes in the two northern buildings will sit right on the open space, giving them the luxury of a 72 acre backyard. ?Residents of The West End will enjoy a fitness center, outdoor hot tubs, and underground assigned parking and storage units.?

The powers that be are looking into the possibility of a new I-70 exchange here in Edwards.? Traffic in recent years has gotten much more congested at certain times of the day, namely the morning and afternoon commutes.? I do feel that the Edwards Spur Rd. and Highway 6 are often overly crowded, and a new exchange may be able to alleviate some of this.? I’m just glad we don’t live somewhere where traffic is really bad, like Washington D.C or Eagle. (ha, ha.? Just a friendly jab at my friends west of here.)

A recent article in the Vail Daily goes into a bit more detail.? The estimated cost of the study is $500,000.? (That’s a lot of studying; I’m not sure what a 4 year degree currently costs, but?this might be?close.? What is your degree in?? The Edwards I-70 interchange.)

Stay involved.? If you live here, let the powers that be know your opinions.? Contact the Edwards Community Authority and the Eagle County Commissioners

A few miles west of downtown Edwards, Lake Creek sits in an absolutely beautiful alpine setting in one of the most scenic and sought-after communities in the Vail Valley.? Named after the rushing creek that runs through this valley of lush forests, the neighborhood consists of ranches, gated communities and a few dozen (mostly single family) homes with amazing views of the snowcapped Sawatch Ranch.?

With prime outlets for road and mountain biking and road and trail running, Lake Creek attracts locals looking for a place to spend the day.? We head up to both Lake Creek trailheads (East and West Lake Creek) regularly to hike, showshoe or just let the kids run around.? Of course, I?m slightly biased, since I can run out my door and hit a shortcut to be running next to the creek in a few minutes, but my favorite runs, road and trail are all in Lake Creek.?

Residents of Lake Creek enjoy larger parcels of land, a sense of space in the mountain valley, fewer architectural regulations and freedom of land usage, while living just a few minutes away from downtown Edwards? amenities.

There are currently 23 single family or duplex homes listed on the Vail Board of Realtors MLS, as well as 14 condominiums or townhomes.? Prices range from $439K for a townhome in lower Homestead (LoHo) to $3.175 million for a stunning single family residence at the top of Homestead.? (HiHo)? The majority of properties are listed around the $300/SF level.
