Vail real estate holds strong!

After February Lionshead Vail real estate sales hold at 13% of total sales dollars, second to Vail Village at 19%. Eagle County sales are 99% of 2010 transactions and 90% of sales dollars.

Vail Village nailed it in February with 39% of total dollar volume in Eagle County, the highest by far of any neighborhood including Avon with 12% and Bachelor Gulch with 11% of sales dollars.  Year to Date total dollar volume puts Vail Village in the lead with 19% of sales and Lionshead, Beaver Creek and Bachelor Gulch all between 12% and 13%. Lionshead's February real estate market varied with 4 properties sold ranging from $485,000 to $4,050,000, for an average of $1,050,000. This is right in line compared to the valley wide average sale price of $1,011,000 with a total of 82 properties sold, which is right on track with 2010 numbers.

So, what stood out in February Solaris in Vail Village continues to sell at an average price of more than $7 million with 3 sales in 2011 totaling $22 million. Bachelor Gulch had one sale in February selling for $8.9 million (this one sale was a total of 11% of total sales volume in the county).

The Ascent in Avon has also played a large role in February with 17 sales totaling $8.5 million; the Ascent units are averaging $362 a square foot. Lionshead's $4 M sale was at the Ritz, proving that the Ritz and Arrabelle continue to be the largest contributing factor to Lionshead's sale strength.

The Vail Valley real estate market has seen lots of recent transactions in Eagle Ranch, and most have been GOOD buys for the buyers!? And there are currently some more excellent buying opportunities in Eagle Ranch.? While many homes on the market are in some stages of foreclosure, short sales, or are bank owned, there are also just some really good buys out there right now.? (and without the hassles of dealing with a short sale)

Looking only at single family homes in Eagle Ranch😕 there are currently 42 active listings on the market;? with 16 under contract.? Within the past 6 months, there have been 13 sales.? (This is?a very?active market relative to the rest of the Vail Valley!)?

Some interesting statistics:?
-Of the 13 sales; ?5 of them were bank owned or short sales; and 5 of them sold for less than the sellers paid originally.? (so about 77% of the transactions?can be termed?EXCELLENT buys, at?least w/ regard to pricing?)

-Of the 16 under contract:?9 of them are bank owned or short sales; and 5 are listed for less than the sellers origianlly paid for the homes.?? ( so almost 88% can be termed EXCELLENT buys)

-Of the 42 active listings: 8 are advertised as bank owned or short sales with 7 listed for less than the owner’s original purchase prices.? (so a little more than 33% are priced at significant values)? Many of these listings are still overpriced relative to what the market is doing.? If you want to sell your home, you must be realistic about what buyers are looking for, and right now the determining factor is PRICE!

Sellers’ misfortunes are translating to good deals for buyers.? This is how market cycles work, and while we do feel bad for the sellers, it is good that our Eagle County real estate market is showing resiliency with a strong number of transactions!
