The more short sales I work on lately, the more I want to do. That is because the process is getting shorter and the wait time for approval is finally within a reasonable time frame. As a Buyer, it is a scary thought to go blindly into a real estate transaction not knowing how long it will take not to mention if the deal will get approved at all. The deal looks so enticing and one can only wonder if it is possible to swoop in and steal a home for little to nothing in a down economy.

I just did that.

Now I am educating my Buyers on the benefits of pursuing a short sale. Is it a risk? Of course it is. What is a bigger risk? Not making the best of low home prices, that's what. The thing to keep in mind is when purchasing distressed properties their are some guidlines you must follow.

1. The parties acknowledge and agree that the Subject Property is being sold in an "as is" condition.

2. The parties acknowledge and agree that the Subject Property must be sold through an Arms Length Transaction.

Etc.. Etc… Etc…. Enough to make your head spin. LOL. I live by a few of my own rules. Common Sense. For instance, I would not recommend that my Buyers make an offer on an older home unless they are willing to do the inspection up front. Their is nothing worse than waiting 3-4 months to get short sale approval only to find that inspection found major structural problems.

Not only do you walk away unhappy without a home. You just took yourself off the market, and somebody else snatched up the better home in your favorite neighborhood.

My point is with the right mindset and a proffesional Realtor in your pocket you have the upper hand with a solid foundation and an understanding of how the process works. I am currently under contract on a Short Sale representing my Buyers. Let me explain the pros and cons to you. I think that you will see that their are some risks worth taking in life. When you can buy a home below building cost it is hard to argue with that kind of logic.

Ski season in Vail, Colorado has arrived for the 2012-13 winter season! So, if you are headed to the slopes of the number one resort in Colorado, and you are a little curious about the real estate market in Vail, here is some information you will find helpful. The "One" Ski Gondola, Vail

The "One", Vail's new state-of-the-art ski gondola carried its first riders today, at Vail Ski Mountain's Opening Day 2012. Locals and visitors alike joined at 8:30am this morning for the official ribbon cutting, speeches by renowned Vail faces, and cocoa and cookies. The first cabin took its very first rider up the mountain at 9am and EpicMix photographers were stationed at the top, taking shots of the many happy riders.

We are so excited for the upcomming season and can't wait for the holidays to begin!


Join the season-long celebration of Vail mountain's 50th anniversary from November 2012 through August 2013! Guests and locals alike are invited to join a celebration of Vail's extensive history over the past 50 years.

Event Schedule:

First Tracks with the US Ski Team November 15, 2012   For the third year join in a live celebration as the 2013 US Alpine Ski Team is named in Vail. Catch your favorite racers, including Olympic gold medalists Lindsey Vonn, Bode Miller, Julia Mansuso and Ted Ligety at the live event in Arrabelle Square in Lionshead. Begins at 5:00pm.

Opening Day Celebration Gondola Dedication November 16, 2012    Vail is officially debuting its new state-of-the-art gondola on opening day of the 50th season. The Leitner-Poma of America gondola features 10-passenger cabins with heated, coushined seats, wifi and a 7.5-minute ride to the Mid-Vail. Begins at 8:30am.

Vail Snow Daze December 10-16, 2012    This year's lineup is sure to excite and entertain all with headliners Wilco, The Shins, Michael Franti and Spearhead.

Vail's Public Film Premier December 14, 2012    Watch the history of Vail at the premier of a 50th anniversery film by Roger Cotton Brown, Vail's original filmmaker, at the Vail Marriot Resort and Spa. Showtimes are 5:30 and 7:30.

Vail's 50th Birthday Celebration December 15, 2012    Vail Mountain officially turns 50 on December 15 and the resort and town is celebrating with a free outdoor party to commemorate the resorts' history. Begins at 5:30 at Mountain Plaza.

Family Holidaze December 16-31, 2012    Vail Family Holidaze returns for its thrid season with activities, annual tree lighting ceremony, ice skating performances, kid's and holiday concerts, the New Year's Eve Torchlight Ski Down, fireworks, and so much more.

Winter Mountain Games presented by Eddie Bauer February 8-10, 2013    Professional and amature athletes converge on the mountain and villiages of Vail for a celebration of adventure sports, music, art, and the great outdoors.

Burton US Open February 25-March 2, 2013    The longest running snowboarding competition in the world attracts the world's top competitors is now taking center stage in Vail beginning in 2013.
