Beaver Creek Village

Eagle County real estate continues to get back on track after a sluggish start to 2016 according to Land Title Guarantee Company.  April’s sales volume of $125 million is 10% higher than April of last year at $114 million.  Sales volume year to date is almost $460 million which is just 6% shy of year to date sales volume in 2016.

There were 130 transactions in April. The April 130 transactions average sales price was $969,023.  Eagle and Gypsum had the majority of these transactions with 21 and 13 respectively.  East Vail had a strong showing with 9 transactions, and Arrowhead with 8 transactions.  Beaver Creek had 7 transactions with more than $16 million in sales volume with the highest home sale of $8,475 million.

47% of the real estate buyers were local buyers, 19% of the buyers were from the front range and 77% of the April sales were priced at a $1 million or less.  The inventory is still low in the range of under $1 million and most homes are selling within 30 days of coming on the market.  The market of $5 million and above is still a little slow.

A recent article in the Vail Daily summarized data compiled by the Land Title Guarantee Company on seven Colorado mountain resort counties that indicated promising signs of a recovering Vail real estate market.  Eagle County, home of Vail and Beaver Creek ski resorts, as well as the Cordillera and Singletree golf communities, had almost $2 billion in sales in 2015 on over 2000 transactions.

The decline in foreclosure sales has been significant.  While comprising almost 20% of the 2010 sales, in 2015 the foreclosure sales were only 1.9% of the total.  Also, the big increase in volume in the resort markets indicates that the demand for second homes has made a resurgence.  There has been a strong primary home market in the Denver area for several years as businesses and young people have discovered the excellent year round active life style that Colorado offers, and that has undoubtedly helped the resort markets.  Of the seven mountain resort counties, Eagle County was second in new construction units sold, which is a double digit increase over 2014.

All this bodes well for both buyers and sellers.  For sellers, prices are increasing.  For buyers, even the risk averse are realizing that we are emerging from a long slump, and that this is an excellent time to make a purchase.

Vail and Avon, CO

Fun events cover the Vail Valley this winter and spring, a tribute to both New Orleans Mardi Gras, and the 1969 Woodstock concert. The Mardi Gras Tribute runs through February 8.

Fans of jambalaya will rejoice and vote for royalty nominees amidst crawfish boils on-mountain, a Fat Tuesday Parade, contests and prizes. The Woodstock event will be held at Nottingham Lake in Avon June 25.
