Let Gateway Lead You Home

The annual community early season get-together at Cordillera followed a Hawaiian theme this year, and it was a huge success.  Ladies were greeted at the door of the Timber Hearth Grille with leis, and once inside, guests were surrounded by table after table of fine drinks and wonderful food.  I especially liked the lobster and ono skewers and tuna sashimi.  Premier vodka was served not on the rocks, but by pouring it through an ice sculpture to instantly chill it.  Wine choices were extensive.  The live Hawaiian band played at a low volume so guests could make new acquaintances and renew old ones.  Like every event put on by the community or the golf club, from the weekly wine tasters to the multiple day golf tournaments, this was another first class soiree in the Cordillera tradition.

Yesterday was the very popular cross country golf tournament, hosted at The Valley Course.  The Troon staff redesigned the course for the day, with most holes going from one of the regular tracts to the green on another.  What a blast!  Our team finished in third place!  The dinner afterward included shrimp on the surf side and elk steaks on the turf side.  Events like these make year round living in Cordillera a winning lifestyle.

Cordillera is well known for its Troon Prive status as a private golf club, with three outstanding 18-hole courses within its 13 square mile mountain terrain.  However, Cordillera offers a year-round lifestyle with a wide range of amazing amenities.

The Valley at Cordillera has an outdoor pool and tennis courts.  There is a work-out facility inside the golf clubhouse, which also features fine dining.  Trout catch and release fly fishing in the golf course pond is fantastic, which a small fish running 16 inches and a strong population of much larger and wiser prey to test your skill.  Along the Eagle River separating The Valley neighborhood from the rest of Cordillera the community owns a mile and a quarter of managed Blue Ribbon trout waters.

In the heart of The Divide is the famous Lodge & Spa at Cordillera, which has won recognition by the Conde Nast travel magazine.  Its five star Mirador restaurant serves an excellent brunch.  Near by is the 10-hole Short Course, with holes running in length from about 100 to 200 yards, and The Grouse On The Green Irish pub, which serves the best fish tacos in the Vail Valley.  The kids’ fishing pond is a great family gathering place, and there are also tennis courts.  One of the popular annual winter activities in The Divide is the community snow shoe excursion.  At the entrance to The Divide is a world-class equestrian facility with space for dressage and jumping, as well as connection to riding trails.  Up the road from there is headquarters for the community public works department, as well as a community post office, dog park, ice skating rink and one of two resident fire stations.  The post office shares a building with an activity center used for community art, book and card clubs.  And a bit farther is Bearcat Stables, which features trail riding in the summer and horse-drawn sled rides in the winter.

The Ranch neighborhood surrounds the Mountain Course.  At its heart is the Timer Hearth Grille, a four-plus star restaurant.  The area’s best Nordic ski track makes use of half of the golf course in the winter, and a snow shoeing trail uses the rest.  On the way to The Summit neighborhood is the Trailhead recreational facility, which has outdoor pools and a kids’ park.  It is the home of Cordy’s Camp for kids in the summer, and it hosts kids movie and party nights on a regular basis.  The Trailhead is also one of the several access points to over 23 miles of hiking and mountain biking trails that run throughout the community.

At the start of The Summit is Settlers’ Park, which has an athletic center with work-out facilities and an indoor pool.  There are also tennis courts and the second fire station.

The heart of The Summit is a golf course at an altitude of 9100 feet.  Breakfast or lunch at the clubhouse is a treat before, during or after a round of golf.  Expect to hit your longest shots at this altitude…..as much as 10% to 15% farther than at sea level.  Enter the trail system here and you can trek all the way to New York Mountain.

The trout are awake!  Despite our unusually cold nights for this time of year, the days have been warming up the ponds and the fish are hunting food after a winter of hibernation.  Insect hatches are just around the corner, but fly fishing is already great.

Cordillera has many ponds, and the ones that are regularly stocked have new populations.  Some of the ponds have circulating pumps or stream supplies, so the fish winter over well and grow to good sizes, but they also get very smart!  A small fish in the pond on The Valley at Cordillera golf course is 16 inches, and I have a friend who caught one there that was 24.5 inches long!

Cordillera also owns a mile and a quarter of the Eagle River which is carefully managed, and fishing there is always good.  There are few places in Colorado where both sides of a Blue Ribbon trout river is private.

There is a wide-spread misconception that the largest section of Cordillera is far from everything.  Nothing could be more true.  As a result, many have bought real estate in the Vail Valley without considering The Divide, The Ranch, or The Summit at Cordillera, only to find later when they have experienced the Cordillera lifestyle through a friend that they have missed a wonderful gem.

As one travels west to the Eagle County airport or shopping in Eagle or Gypsum, The Valley at Cordillera is quite visible on the north side of the highway at the western reaches of Edwards.  This is a beautiful mountainside community centered on the Tom Fazio-designed Valley Course operated by Troon.  One might even look south and wonder what the luxury homes are on the opposite mountaintop, or spy a corner of the Conde Nast award-winning Lodge & Spa at Cordillera.  However, to find the Cordillera neighborhoods on the south side of the highway, one needs to travel up the Squaw Creek access.  Make that short trip, and you will find gorgeous views and quiet seclusion found few other places in the Vail Valley.

How far is it to these fantastic havens compared to alternatives?  Here is what Google Maps says:

You may sight a coyote or even a deer at your urban residence, but not this!  The elk are loving the green, sprouting grasses that come with spring weather.  While we often see wildlife cruising Vail Valley real estate all year long, when the new growth starts, they shed all semblance of shyness.

This small group is grazing along the road in the mid-afternoon, along the edge of Cordillera’s Mountain Course, an 18-hole Hale Irwin designed golf challenge.  Expect lightning fast greens with huge mountain breaks, and no putt that runs straight when over two feet long.

If the elk coats look a bit scruffy to you, that is winter fur, which they are starting to lose.  Antlers shed in winter by the bulls are already regenerating.  We have many elk in Cordillera, and you might see over fifty at one time.

Did you know that China built whole cities which currently have no residents?  At one time, about three-quarters of the world supply of high-rise construction cranes were in China!  With real estate development representing about a quarter of the Chinese economy, the worldwide slump has caused a lot of worry on how much impact the Chinese problem would affect other nations.  The good news is that in many cities in China, real estate development and prices are rebounding.  However, the resurgence is so far limited to urban areas, and the large supply of unsold homes elsewhere is problematic.

 

What does this mean for the United States and for our local resort real estate market in particular?  Well, on the side of the US financial assets (debt) owned by the Chinese government, a healthy Chinese economy is a good thing.  Further, a strong economy there bolsters worldwide confidence.  And, since our local market has a high percentage of second home and investor content, the more bullish buyers feel about the economy here, the more active our local market gets and the faster local prices rise.

In a recent blog, I pointed out that a strong Aspen market the past year is a good indication of promising news for the Vail Valley market, as we traditionally lag Aspen activity, up or down, by about 12-18 months.  We are already experiencing an increase in activity and pricing.  New home construction is back in many neighborhoods and golf communities like Cordillera, and particularly in luxury homes.
