Bachelor Gulch Real Estate Update 11/1/11

Bachelor Gulch real estate continues its strong 2011! Year to date (through October 31, 2011) there have been 21 residential transactions totalling over $82 million! And there are currently 3 beautiful properties under contract, including a single family residence listed at $11,950,000.

For comparison, 2010 saw 16 residential transactions totalling about $46 million.

Of the 21 whole ownership sales, 10 were condominiums, 3 were townhomes, 1 a duplex, and 7 were single family residences. The most expensive was a 7 bedroom masterpiece at 3380 Daybreak Ridge for $10,950,000 while the least expensive was Bear Paw Unit #B-304 for $1,360,000.

Relative prices ranged from $623/SF for a Bear Paw unit to $1161/SF for a Ritz Residential Suite. The median relative price was $778/SF with the average relative price at $807/SF. In general, the premium single family homes, even with their larger size, had higher relative prices.
